First things first: let's clear up the two terms that often get mixed up in this part of property management.
A Property Inventory is basically a list of everything in a property with details of the condition of each item.
A Property Inspection is the process of checking and recording that condition at a certain point in time, for example when a tenant moves in or out.
My Journey with Furnished Rentals
As I explained in my first two blog posts, I’m setting up a furnished rental and want to track all 208 items that will be covered by the lease agreement and deposit: from all the furniture and decor items to the fundamentals like walls, terrace doors, and anything in between.
At the moment, no app gives you both a complete inventory that includes furniture along with built-in inspections. That’s why I built Mono.

Even though there is no single app directly addressing my needs, there are many that cater to professional inspectors for hire, larger corporate real estate portfolios, and a few that do serve DIY landlords and tenants directly. Not all are available in Portugal.

How Mono Is Different
Mono is not limited to snapshots in time. It works more like a fitness app does. Your inventory stays alive (in shape) the more often you challenge it with inspections.

Closing Thoughts
